Hi there,
I have found a property (old house on big block) for sale on a street zoned R20, total land size 974 m2. On the same street there are a few other blocks that have had battle axe subdivisions done on block sizes of 976m2, however I thought that a zoning of R20 meant that the average of the block size for both blocks had to be (10000/20 = ) 500 m2. With a block smaller than 1000 m2 how is this possible?
On the same street there are also several blocks that were once >1000 m2 that now have battle axe subdivisions.
This is important as the agent has said the property is subdivisable (STCA) and the asking price has about a $150k premium attached to it for the larger block (with subdivision potential).
