Hi All,
Can any one give share your experience in developing land to 4 -2 bed rooms units with 4 garages.
Please give me details from scratch how much it costs and how much profit I can expect. I have a 650 sqm land in LMD area.

I have personally done 3 dwellings on a title and then subdivided. Where is LMD? Are you referring to units, villa, or townhouses? Have you got DA and CC already? What are the sites costs like?

How much profit you’ll make and costs associated with the project is up to you to work out. You can’t expect someone else to do your home work. Maybe re word your post to how do I work out if the development is feasible or not? Otherwise it sounds like your being lazy.
I don't have experience building units only villas and houses but that aside there are a ton of things that you may or may not be up for. Also certain items could vary – for example site costs could cost you anywhere from $10k to $120k.

Have you checked out if the neighbourhood plan changes anything
My clients have been buying around the 150K a site for middle-outer stuff like Zillmere
Infrastructure charges 18k per 2 bed 26k per 3 bed, 1 credit for the existing lot
Town planning fees $3600 plus GST
council app fees $5205 – $7690
Surveying $2-$5k
Design $5k
That is your costs up to approval (although IC's can be paid later)
Construction costs need to come from someone else, PM me the address and I will let you know what area it is in

I recommend you to research yourself first. No one will give you a detailed consultation on the forum. It is plenty of books on property investment and etc. Good luck!
I have written an article on just this subject in the February edition of the API magazine.
Personally done around 40 separate Strata Title blocks in Brisbane since 1997 everything from a 4 pack to a 24 block in New Farm.
Darren at RPI has given you a pretty good break down of costs.
