I am not joking, my IP is cursed. Fully renovated house, 2 min walk to train station, bus stop round the corner, only 19km to the CBD, yet it has been sitting vacant for months on end!
Dropped the rent from $285 to $265 and still nothing. Funny thing is a house that's falling to bits with grass 4ft high down the street that's asking $290 will get rented over mine time and time again.
When my PM opens the house for the weekly inspection no one turns up. In 3 months only 1 couple have inspected the property. I could understand the IP being vacant because the people that have been applying aren't suitable but for no one to turn up has got me to believe it's cursed!
Christmas is round the corner so if it's not rented within a few weeks i imagine it's going to stay vacant till Feb.
The property is on the main websites, i can't see how changing PM's will be of any benefit as the new PM will just re list it on the same website.

Last week I sprinkled holy water all over the house straight from the catholic church. Don’t ask how I got it! Didn’t work, in fact made things worse cause its attracting ants.
Seriously though, research the bible: get 1 goat/lamb, slit its neck and smear the blood around the door jamb and threshold of each entry. If the men in the white coats and the green Mercedes don't come and collect (you), then you may need to consider reducing the asking price (ie sacrifice it for six months, then seek a new tenant).
Or you could change strategy and get an open agency agreement with another agent, first to lease gets the management.
Actually I used to be a lot bigger on the Feng Shui deal than I am at the moment……. maybe that's why all my money has vanished!!!
Big no no's triangle shaped block, mountain right in front of house rather than behind, roads that lead directly into the front entrance way, a few other things like that.
Maybe your agent has not great photos up, maybe the blurb is not as good as it could be, maybe, maybe, maybe….
