hi guys
i just had a thought….. and i am hoping somebody could give me an answer
i have just installed an air conditioning unit into an IP but who would be responsible in getting it re- gassed
tenant or land lord

Depends upon whether you have put a special condition in the lease. If its silent then you’d be responsible.
Please be aware I am no expert I have just rented a lot.
Unless the tenant has agreed to that particular maintenance it's up to the owner. The airconditioning unit is a fixture of the house and as such would be the owner's responsibility for repairs and maintenance. The only thing that might change that is if the tenant has done something, like damage the unit, to cause it to lose gas then it would be at their cost (the same as if they break a window) or taken out of their bond. The RTA may be a source of information on this. They provide pretty detailed booklets on owner and tenant responsibilities.

Landlord is responsible for general maintenance. Also you may like your happy, paying tenants to stay happy, paying tenants.
