Creative ways to market rural property FSBO

Hi Guys,

Looking for some advice anyone might have on how to go about marketing my parents rural property. They have had it with local agents in the past, but as the markets a bit slow at the moment, i thought i'd try come up with some other ways we might be able to present it to potential buyers other than those who live locally (which is what agents have done)

Its 40 acres on the NSW South Coast with good sized house on it, plenty of grazing areas and its surrounded by a river.. Really pretty location etc, 20 mins to town 

Anyone with experience selling something like this (agents or other) with ideas on where i can start?

I know there are a number of FSBO sites out there to list on, but cautious on how effective these actually are?

Also, how would I tap into potential overseas markets?
