    I live in an original street fronting 1950's house in Dianella WA that was subdivided into 3 strata units in the early 90's. the 2 'new' units are at the rear of this house and do not have street frontage.   

    Since I bought in 1997 I have added a separate driveway and crossover that serves as my own entrance in 2001/2 and no longer use the common driveway that previously serviced all residences.  In addition I changed the orientation of my carport to enable direct access from the street.

    I am interested to know if it is possible, what it would entail and what the benefits would be – cost and how to, to change the title on this property to survey strata or green title.  There are no other shared common areas, no common utility meters or other aspects, the only thing we do as a strata group is manage the annual insurance cover and since I've done this driveway work I'm not all that happy about being the major proportion lot owner and having to pay a larger premium for insurance than the other owners.

    can anyone advise me about this?

    A surveyor or town planner would be in the best position to advise however you will be required to submit a DA for a new subdivision which will then trigger all the compliance issues as if you were erecting a new block of units. You will need new survey plans & construction plans etc and ensure it all complies to current regulations/Building Code of Australia.

    All owners will have to contribute to the new DA and subdivision.

    What is in it for you? You mention that you are paying the highest contributions because you have the largest area, will this change with the new subdivision?

    Thank you for your considered reply Scott.  As you suggest and as I feared the process isn't going to be straightforward or cheap and will require surveyor input, a new Development Application and have to address any compliance issues.  Too hard for the moment and yes the costs likely outweigh the potential benefit.
