    Hello everyone,

    I am new to this website but hopefully it’s the right place to get some ideas, and possibly some reasonable advice.
    My limited investing so far includes buying off the plan as well as buying land and building a duplex. I am now in a situation where + cash flow is more important to me than capital growth – and have made the decision to diversify into this area.

    I’m considering building some kind of modern university type accommodation that will provide minimal hassles to the tenants, that would be designed for that use – rather than just modifying a house with a few door locks and bunging some students in there.

    I will Probably be either targeting the Uni’s at Newcastle or Perth as I know these areas – but was wondering if there is anyone on here who has done this type of investment. Is there much of a market for these types of rental places and can uni students afford them?

    I know quite a few houses houses ( non uni ) that charge 150 – 180 a week for a room. and most of the tennants are unemployed & on centrelink. For an upmarket type place a little larger, free internet etc….. semi – furnished, what do you think a reasonable return would be?

    Also – has anyone seen any designs that suit this application where there are a few seperate bedrooms – joint kitchen with 1 common ” area”

    How are these houses normally divided up?

    Any advice / point me in the right direction, would be appreciated
