    Wondering whether to sell PPOR $300K loan and realise equity capital gains free approx $45O-500K and build house and land package again and repeat in the right location or tap into equity and purchase further property investments?  Ideally wish to be loan free on PPOR but then not sure if could do a better way and possibly accumulate further invesments and sell them down at a later date to pay down PPOR? 

    Thoughts appreciated..

    You can tap into the equity in your PPOR for an IP without it effecting the CGT exemption on your PPOR.

    It will come down to serviceability… if you can service the extra increase and loan.

    Costs of getting in and out of property can be expensive.

    Need to consider agents selling fee + stamp duty on each transaction.
