    Has anyone had any personal success with selling a property "without an agent"?  Would love to hear what you did that worked (eg what advertising, what websites etc). 

    AND – what has been the fastest way to get a quick contract/sale on your properties when selling in the past?  Apart from dropping the sale price by half of course! 

    Currently trying to sell 2 properties to buy "the dream".  "The dream" is on the market.  I might have a contract on one property soon but have to make the other sell VERY fast in Nundah, north of Brisbane.

    Any inspiring ideas would be great!  Happy to use an agent as well however I would like to make it a double act and do as much as I can to help out – an agent I think I need to get "realestate.com" exposure and looking into sign board cost the agents get it much cheaper than I can as an individual sourcing service from the companies that also service agents.

    Price is very important in this market, so getting that correct will be a key. Otherwise it's important to not make big mistakes if selling privately, most private sellers just make basic errors in my experience. I wouldn't be worried about the cost of sign boards!? You are selling an asset worth hundreds of thousands of dollars so making the buyer pay a few extra thousand will cover a lot of smaller costs.

    No harm getting a few (or more than a few!) selling agents out to give you free appraisals and ideas for your own benefit and use :)

    Thanks Andrew_A.  I think I have gone a step too far in having real estates provide me with advice/opinions – I've been swamped with a million calls on a daily basis, many repetitively ringing.  I think I've heard every sales tact that there is and its just turned me off getting locked in with another agent (my first agency agreement has just ended on my Brighton, Qld house).  <moderator: delete advertising>

    Yes the agents need to eat and it's a tough market at the moment :) For free market opinion it's the price you will pay, best to be honest to avoid repeat calls and just mention you won't be listing with them. Did you add value with the Brighton property? Your Nundah property is in a good location pity the block wasn't a little larger there!

    Yes there has been lots of value added to the Brighton property – 3 bay shed, 4th bedroom, completely renovated deck with top class aluminium louvres and steel wire on 2 other sides, $10,000 outdoor heated dual pump spa with big $2500 umbrella, new carport roof where original rusted tin roof was near house, upgrade to existing concrete area and stampcreting done, 6ft wood fencing around entire property – modernised house etc etc. 
    Yes Nundah would be great if the block was bigger but given how much it suits the professional couple living there with a dog at the moment (lease about to expire so good to sell with tenants to go with the place or without) I am sure someone similar would be interested given I am making both properties very competitive prices to get rid of them :)  Thanks so much for your tips and advice, really appreciate it.  Now just to find the agent/buyer to take both properties ASAP.  Urgently need to move on…
