We have long dreamt of having a CBD property as our primary residence, but have not wanted to live in a modern high-rise apartment. We have been looking at other ways to get us into our dream location and have found a likely property.
The property has a residence, plus small attached commercial buildings – which could be configured after some renovation into two separate offices of 100 sqm each – or one office of 200 sqm. Allowing for car spaces for the offices and the residence, there are an additional 5 or so car-parking spaces attached. There is the suggestion that these additional spaces could be leased privately to inner-city workers.
We are unsure of how to research the possible income from the offices and car-spaces. We have looked at offices for lease in nearby streets, but are not sure if this is an entirely useful or accurate means of predicting income or actual occupancy. The building has been dis-used for some years, so there are no current figures to base income on.
Any ideas on how/where to undertake more thorough research would be much appreciated.

If your just wanting to know the ongoing predicted rent for the place then you just need to compare then to another commercial properties in the area on http://www.realcommercial.com.au/for-lease OR speak to a agent…can’t see any another way around this?
Regarding the parking space, you may find if this is part of a strata plan; then the car space may not be able to be rented out to another workers ( part of strata’s by -law for security reason….don’t want to give access to random ppl who are not owners or tenants of the place) Of course nothing stops ppl from renting out the car space anyway privately on gumtree and sites like http://www.rentmycarpark.com.au/
