    Good evening Ladies and Gentlemen,

    I’m dropping a couple of lines to pick the collective knowledge of this forum.

    My first question to the forum, when I picked up my rates notice for a property Victoria I noticed that garbage charges are now broken out (1 Bin = $364.40 and 1 green waste bin $92.40), has anybody passed these fees onto their tenants? Is there a ruling on this?

    My second question relates to repairs, in particular, leaking taps. I’ve developed the habit giving my houses a complete service (service heaters, A/C, stoves, ovens, HWS, replace tap washers, aligning draws and doors) on purchase and prior to leasing to prevent the fiddly little callout charges. Now just 3 months into a lease I am getting silly call out charges for leaking taps, light bulbs and screen door repairs. Can a clause be written into Australian leases that makes the tenants responsible for the first part of repairs ($40 or $50)?

    Who is managing your property and why have they ordered aligning of doors without your say-so?  This is a non-urgent repair.  Check your property management contract and have a word to your property manager about your expectations. 

    Green bins are normally optional and charged as an additional by council.  Call your council and find out if you indeed have an optional green bin.  Consider surrendering it unless you need it for your gardener to avoid tip fees for garden waste.

    Normally the landlord pays council rates and as such the bin fees.  In a commercial lease the tenant would pay the rates.

    What ‘s a tap washer, don’t they all have ceramic discs? PS if the taps leak you may not be able to charge water usage.

    Light bulbs are the tenant responsibility provided they were working at the commencement of the lease.

    Green waste bin: if the tenant is expected to mow lawns & keep the garden tidy, then you provide the bin. If you arrange a gardener, then it is up to you.
