This is my first post. I've been lurking for a while and have found lots of great advice.
One thing I am confused about is "subdivision". As I understand it, it is the process of dividing land into two parcels so they have a separate title.However, isn't it possible to build a dual occupancy residence (attached or unattached) on a parcel of land and not subdivide it? So is the benefit of subdividing that you can sell the residences separately? Does that mean that if you build a dual occupancy and don't subdivide, you can only ever sell the entire block?

Yes your description is correct. The process of subdivision can be arduous depending on the council you’re dealing with. I have come across several instances where people just decide to get the simple permits to build a residence in the rear of their block and rent out to family members, friends etc. If you want to sell off the rear block then it needs to be on a seperate title which is when subdivision needs to happen.
