There aren’t any great books which may be why you haven’t got a response until now but I enjoyed reading “South of 49: The Canadian Guide to Buying Residential Real Estate in the United States by Philip McKernan. It’s available on Kindle too.
I learned not only about US real estate but also Canadians!

on your google search, choose advanced search, then click "Advanced Search"
and select the file type ".pdf"
I did so & found some valuable books & white papers

I haven't read any books about investing in New Zealand.
For investing in the USA, I like Eldred's real estate investing books. It's highly recommended in Amazon with alot of positive reviews.

A book that has been recommended to me is “The Unofficial Guide to Real Estate Investing” by Martin Stone and Spencer Strauss. It has a lot of positive reviews on Amazon.
