    Hi everyone, I am pretty new to this site and love it… here is my first question…

    I can't afford to buy what and where I want live (Bondi Beach – 2 minute walk to the sand) so I rent myself in the area but I bought a studio for $260k about 500mtrs from the water. I have been renting it out short term for an average return of $400 p/w. The bathroom badly needs a renovation which I am happy to do – but I don't want to bite off more than I can chew or spend more then makes sense given the unit value. It really needs to be completely gutted and redone and I was hoping to do it for $5-7k (but haven't got quotes yet).

    My goal is to positive gear it in the next couple of years and then hold it indefinitely so at least I own something and have some equity when I can then try and buy a place that suits me to live in.

    Thoughts or tips on a bathroom reno would be much appreciated!

    Hi Cattycatty

    You could look at sourcing your shower, vanity, basin, tiles, etc from online auction shops such as graysonline. I’m sure there’s no shortage of such places in Sydney. We recently picked up a new bathroom vanity and basin for $20 from a Canberra auction outlet (the basin had a small crack in it).

    If you’re willing to get your hands dirty by prepping the area (gutting and removing tiles) – you can save some money here as well. You might be able to find some recommendations for local tilers/bathroom renovators in your area on this forum.

    Wow Jamie that's a great price! 

    The intention is to prep ourselves as much as humanly possible – employing just a plumber and a tiler.  Have looked around for recommended tradies here – might need to look a bit harder.  If anyone is looking for a good sparkie in the Sydney Eastern Suburbs I have a great guy who I am happy to recommend…

    Sure, it’s called A1 auctions in Fyshwick. There’s another vanity sitting there right now for $30 – but doesn’t have a hole for a mixer (has two holes for two taps which is a little old school for a renovated bathroom).
