    hi all,
    i'm looking for an excellent property manager in tamworth.
    have a house near housing commission but in a relatively 'good' part of that area.
    very nice house.
    some people that were recommended to me in tamworth were really really bad.
    any advice would be great.

    Sorry that your wonderful investment in Tamworth is getting a bad rap from poor property managers.

    Did you try the local LJ Hooker? I thought they were actually pretty good when I had my 3 in Tamworth (9 years ago now) I'm 100% sure they dont have the same agent who worked with me then .. but they were a good co-operative team who did the right things at the time.

    With a housing comms (or ex) property you are always gonna get rough tenants. So you'll need a property manager with a backbone. Here is a hint .. if he/she doesnt come across as tough to you .. they wont be able to bluff a tenant who thinks they can play the system. And usually the lower the tenancy payment .. the more likely they are to try that.

    Good luck with your endeavours in finding someone. I'd also like to find out who you ended up choosing and on what basis.

    Hi all,

    I was able to secure a tenant thru a local agent.
    All I can say is stick with the bigger and 'established' agencies with experience.  I went through a few recently and 1 was absolutely pathetic!

    Go with an agent that is solid and reliable!

    From my experience, it doesn't matter much who the Agency is, but the individual Property Manager.
    It's the Property Manager you're having a business relationship with, not the Agency.

    Yep definitely agree with that.  You would think though, that the company hiring  a 'good' property manager has enough good judgement to hire someone with skills.  So in that way best to go with an agency who is well established.

    Generally only Property Managers themselves have done the specific course.
    Most often, not one of their peers has, so how could the peers select a "good" Property Manager?    They wouldn't know what they were looking for?

    The agency could look for prior references on a property manager and esablish their track record of service etc.  Its may not always easy to ascertain I guess.

    But its the property manager (i.e. the individual) who probably makes the biggest difference at the end of the day.
