I would like to know what rights I have as a landlord if I don't get my tenants to sign a rental lease and it is merely just an oral agreement?

They are more than happy to help Landlords know their responsibilities and rights.May be a similar department in your State.
check your landlord insurance to see if lost rent is covered in this situation also !
1 you’d be in breach of the residential tenancies act by not having lodged the bond with the bond board
2 you would be bound to comply with all of the requirements of the actNot sure of the penalties or remedies available but it would be controlled by fair trading or vcat.
