    Hi All,

    Has anyone done this.

    I am thinking of purchasing a 2-3 bedroom house on a block of about 500sm. Possibly in Geelong or Ballarat.

    I then want to hire a company to apply for subdivision and planning permission, once this is done, I will sell the land and either pay down debt or reinvest in more positive cash flow opps…

    Has anyone done this.

    Anything to look out for…

    Hi Kid,

    You may need to check with a planner on whether you are able to subdivide a 500sqm block.  Most (this is only a generalisation) councils require 300sqm per block but there are a lot more factors to consider such as set-backs, whether there are units in the area, council overlays etc
