Hello,
We have got two blocks right beside eachother with a house on each of them that are currently rented. If we consolidate the titles we are able to build up to three stories and will be able to put in about 12 units/apartments.
I have confirmed this (in principle) with the local council and we would ideally like to do a development very similar to the one directly across the road. The area is zoned for development and has had enormous government infrastructure spends in the area.
Here is my question: My co-owner of the properties (which are held in a unit trust) wants to sell the properties immediatley due to cash flow reasons. I am however concerned that if we sell them we are missing out on achieving our original objective of developing the properties and achieving a capital return. If sell the properties now we will realise a loss.
—Are there any companies out there that can take on the development and profit share with us as the land owners?
and/or
—Are there any companies out there that could assist us with the development immediatley although we do not have the cashflow nor borrowing capacity to do it ourselves?and/or
—Are there any companies out there who would purchase the units in the unit trust off my co-owner and look to complete the development project with me at some stage in the future.I am hoping to turn a situation that may be a capital loss into an outcome that produces a positive return for all involved.

Where is the project? There are plenty of builders who will take equity in a project if its a good one.

Thanks for your comment. The properties are in Clontarf, QLD. Very close to the end of the $300million+ Houghton Highway Duplication Project.
The area is perfect for our intended project – hence my hesitation in simply selling the properties at a loss.
Do you have any ideas on how to find builders who will take equity in a project?

Yes i have a client who has a business matching builders with land owners who need equity to get their develoments over the line. AlistairBoth Massland and Carly Crutchfield are always on the lookout for deals.They tend to heavily favour their own interests and profit, but at least you should walk away with a small profit rather than a loss.
