Hi all, just having a bit of a whinge tonight
Who has problems with smoke alarms and tennants breaking them……
A vacation inspection was conducted at my property and the hard wired smoke alarm was broken… It was new when they moved in. He said he broke it because it was to sensitive but doesn't want to pay the bill of 130 a electrician will charge to replace it.
Broken smoke alarms and tennants seem to go hand in hand…….
Is this a common occurance????
Have cheap ones that hire a hubby comes in once a year to replace batteries.
In Victoria you would ask consumer affairs on how to apply to get this taken off the bond.
This is a mandatory safety requirement in all rental premises and can be considered to be willful damage. If the tenant does not agree that they will pay for replacement serve them notice to quit for breach of lease (failure to maintain property, willful damage and not advising the owner/agent in a timely manner of damage/repairs).
I would question why is the SD sensitive? Has it been incorrectly located eg outside a bathroom or too close to the kitchen?
Do you have problems with tennants breaking them though?
The house is a small house with the smoke alarm placed in accordance with the manufacturers instructions.
Unfortunately they are the sort of people who would not hesitate in taking me to the cleaners if there was a fire and no smoke alarm installed.
Regardless of there sensitivity there is no need to break them nor to question me on why it is so sensitive. Im a property investor not a smoke alarm expert. I kindly passed on the manufacturers number for him to call them and ask why though.
The smoke alarm money has been taken out of the bond.

It still comes down to your responsibility as owner to ensure that the equipment provided is working.

If you now have a lower bond, it needs to be topped up again to regain that level of bond protection, especially with the sound of these tenants.

Next time your tenants lease renewal comes up, incorporate a $50 nuisance clause into the lease. The tenant shall pay the first $50 of all repair that may occur. This will eliminat a lot of the little thing that come up. This could also be written to applyed to Home warranty service calls.
