Can someone offer some advise on the below websites

    www.webuyhouses.com.au
    http://www.sellhousesfast.com.au

I'm looking to sell my apartment in Preston Vic soon and am wondering f there is much difference in the above websites buying your property once you take out agents fees, advertising etc.

The sites might be offering lower prices as one of them is targeting motivated sellers.
When you want to sell fast usually you are forced to take a much lower offer than the market price.
The buyer may then offer your house to a list of buyers they already have built up a database of.
Or they may be vendor financing properties to clients on their database.

There are other sites that allow you to do it yourself it just depends on how quickly you want to sell the property.
A quicker sale could equal a lower sales price

These are a few of the private sales site

These guys are looking for motivated sellers and most likely make an offer to you below market value. They on-sell to buyers at a higher price and smile at the difference.. regarding cost comparison you will get the right info if you just call them and ask them to send you their pricing. Then compare with your local real estate agent selling it for you.

Why sell? If you are struggling financially sure but if you want the cash to buy another property you can keep the one you have, access the equity through finance for a deposit and costs and buy another one. Let me know if you want the numbers crunched.

that is always a risk with a dyi sale. Either a lower price, longer time on market, more interest paid or all of the above.

There is a Melbourne agent who sells for a fixed commission/flat fee of about $6k which is comparable to the diy listers.

    Hi Troy,
The above comments are correct they will buy your house at the lowest possible price then on sell it to someone else and I higher price.
There is nothing they do that you can not do yourself.
Why do you need to sell?
feel free to drop me a message if you want more info
    Dazz
