Hi, to anybody who knows Perth WA as investors, can you provide some enlightened views/assessments based on your experiences, knowledge which of these two suburbs is better , in terms of capital growth, rental returns and quality of tenants?

I dont know much about these two suburbs, but for my budget (<$380T), these are the only two areas which have access to train transport and reasonable distance from the CBD ( 2-3 zones away).  I am wondering which will give better capital growth and can attract better tenants/rental returns, if everything else are relative same, that is, 3 bedroom 1 bathroom house/duplex/villa on 500-700 sqm blocks of land.

sorry but my crystal ball is cracked atm. Past growth is no indication of future potential of these areas. Just be a bit wary of any price corrections which are overdue in Perth.
