Where to invest

Hi. I am living in Newcastle and working up in the Hunter Valley near Muswellbrook. I have started looking around for my first IP in both the areas.
I was just wondering if anyone has had success in these areas and what type of property they had it with. Looking to try to get some cash positive property that I can rent out or an existing place with a big enough block that I can build a second property on.
I realise this is a bit general but just looking for a bit of direction on what to be looking at and where.
