    when a builder quotes lets say $1000 per metre im guessing that means the square area of only the building area and not the lans size. THANX

    Building area only (based on total building area not just ground floor).

    does that include the garage as the building area also?

    Yes it should do.

    The square meter used as a guide,  should include any garage / carport / alfresco area. However you should always ask the question to avoid any confusion.
