I was wondering if anyone has some info on converting an existing motel to resi with NRAS in mind.

I know one condition of NRAS is its only applicable to new dwellings.

I recall reading an article on the ATO's determination of motel converstions to resi as new product for GST purposes I was wondering if this definition would asist in determining the converstion as new product.

The property I refer to currently has no self contained facilites and all units would be majorly refurbed to include kitchens this would also alter the definition of the existing use/product.

Any info or thoughts on this subject would be appreciated.

    Cheers Rollie

    Hi Rollie,

    Welcom to the forums.

I was looking at the NRAS recently and I came across this website http://www.fahcsia.gov.au/sa/housing/pubs/housing/nras/Pages/default.aspx  I'm not sure if you have come across it before, or even if it will help you with your question, but it may be of some use.

Deeply embedded in the NRAS requirements is an explanation of what is "new". This may be found in the FAQ log.
