Good start W4L. I'd also be going to the library and find as many books as you can. They'll tell you just as much as any seminar would. And it won't cost you $5K plus. Internet, Library, Forums, and the site W4L suggested above, before you even consider putting your hand in your pocket, would be my humble advice.
Read all the good books, some are free from a google search … these are what seminars are based on … this is more valuable like Matt said than wasting 2 days in a room of people who don't take action … not all just most.

It really also depends on which combination of strategies interest you. We specialise in renovating for profit, so we might be looking at something that you can purchase, renovate and either create sale profits or increase it's rental yield to make it neutral or cash flow positive. We have a content driven seminar coming up in Melbourne in July.
As everyone else has said just spend the money on books and read free websites.

And there is a lot of very good articles and free information on a lot of different websites too.
The book I have been reading at the moment is 'Property is a girls best friend' it's starts off simple with budgetting, goes througha number of property investment options – pro's and cons and then goes on to walk you through the steps to starting. It's a nice uncomplicated book for beginers giving you the basics and lingo then maybe work your way to other property investment books so that you've got an idea and all the terms don't go over your head. If you're already quite knowledgeable in PI than it's a good step by step to double check your path.
