    HI guys, I am looking to invest in Liverpool NSW. Any opinion about what sort of property is the best investment? landed property or apartment? budget for under 250k

    Hi sc

    My general rule is that I require less land the closer I get to the CBD.  Mainly because a lot of people are prepared to reduce their requirement for land in exchange for the convenience of living close to the CBD.

    I'd be happy to forgo some or all of the land component if I was close to Sydney CBD and closer still to the Parramatta and North Sydney mini CBD's.

    You won’t be able to get a house with 250k @ liverpool
    the cheapest around 350k

    You might come a little closer in price if you look to areas like Green Valley (near Hoxton Park)

    Hi Paul, capital gain is better when closer to CBD… however I need positive cash flow property that could buffer the rise of interest rate so I don't have to groan every time it goes up. Are the areas you suggested is pretty affordable and at least close to neutrally geared?

    Hi The God of $$, what you said must be true. Assume I can also afford a 350k house, which type of property is a beter investment in Liverpool?
