I a looking at 2 building brokers who each offer a design and tendering service that consists of these major tasks, in sequence:
Designing the building to my specs
Applying for council planning approval
Getting 3 or 4 builders to tender to do the buildingFor the first two tasks, both brokers have items in their quote for a Design Fee and Council Planning Fees, but one of the brokers also has an item for “preparation of full working drawings inclusive of room layouts and electrical plan”. They say this is needed for obtaining planning approval.
The other building broker says that this item is done by the builder after the builder is selected.
Who is right?
The overall cost if I complete the development will be the same to me as this fee will be charged in any case whether before or after planning. The issue to me is if I want to withdraw somewhere along the way due to not being satisfied with the broker. Obviously the less I have paid at the time of withdrawal the better.
