    Hey all…
I am very new to dual occupancy and am trying to find as much info as possible.  Is there anyone out there that can point me in the right direction?  Any one that has done dual occupancy recently??  I have been to the council websites and find they are so difficult to navigate and i end up with documents 70 pages long to decipher and then still hope this contains the info i need!!
    Any suggestions please…

Also those documents are littered with legal jargon that the average person cannot understand.
I have not done dual occupancy before, but I am currently looking at a property that has a granny flat/unit at the back and I would like to turn it into dual occupancy.
Looking forward to seeing what people have to say.

    Hi there all,

I tried to contact people here and emails blocked or something:

I own a Dual Occupancy in the Blue Mountains, and yes it is Council Approved. They are as scarce as rocking horse teeth, and the BM Council are difficult in the best of circumstances.

Here is a link to the photos: http://www.ShowyFlash.com/4sale

It is 4 sale. We want the correct price and in no rush out the door.

Contact me with details on that site. Renato

IS his house on Hawkesbury road Winmalee? If so is it closer to Winmalee Public School or closer to Winmalee High School/

    cheers

Actually I currently live in a house that I don’t think they got council approval for dual occupancy.
It is a pain in the ass when I need to do anything with the RTA/government because their systems don’t register the A part of my address….they say it doesn’t exist.

Is it hard to get dual occupancy through council?

    Hi there Sonya from Renato:

Yes the price was left off on the website quoted above there are phone numbers to call me and ask questions.

Yes the property is about 2 kilometres from the Shopping centre, and the schools are within that range. It is on Hawkesbury Road, in a quiet section. The slideshow has all of the pictures. The property is magic.

Give me a call if interested or if ready to purchase or check it out. Its lucky that I logged back in here, as I could have missed the enquiry. Phone numbers are on my slideshow with full details.

Are you ready to buy, or do you need to sell first?

Yes Ryan, they are most difficult to get through Council, and the BM Council are known to be hard to get along with. This Dual Occ was approved a few years ago.

    Regards, Renato

    Hi 642 Pete,

I own several homes in the Blue Mountains, from my experience the Blue Mountains council is very conservative in terms of dual occupation. Although they have permitted in the past, you are not likely to get this passed in more recent times. This is majorly due to the restrictions on hard surface area vs lot size. If dual occcupation is your thing I would almost certainly do this in Penrith with a more relaxed council and land zoning that is relevant. To this I add, your rates are almost double in the Blue Moutains.

The Blue Mountains provide a good return in terms of growth, particularly Lapstone, Glenbrook, Leura, and Wentworth Falls.
