    Hello,

    I am currently in the process of a subdivision in Perth of a 1012m2 block, i have been given the option to make the rear block green title or survey strata. This strata would not involve any common property. The green title will cost around 10k extra to create and possibly take another 3 months.

    In today's market is a green title worth more than a strata? If so how much more?

    When purchasing vacant land how important is it to the buyer what type of title it is?

    As this is my first subdivision any help and / or comments would be greatly appreciated.

    Generally speaking although both are different forms of Torrens Title ownership, strata title is the lesser of the two forms. That said, each serves a specific purpose eg strata title is best suited where you require access over a common area eg driveway serving several blocks.
