i get the impression that those trying to sell their own home cant advertise on RE.com.au. are there any options for them to advertise online?
its just that we are wanting to sell one of our investment properties and we were hoping to find someone who was interested without using a REA. we are planning on only trying that for a couple of weeks and if we didnt find anyone then we would sign up to an agency. we arent in a rush to sell but just want to be able to get the most for our $.
PS. Just in case anyone here is interested here are the details
a 3 bedder unit in Andergrove, North Mackay.
flood free area (mackay was majorly flooded in feb last year and the unit wasnt affected).
end unit so it has its own small garden with gazebo. fenced.
only been vacant for 3 weeks out of the last 4 years since we started renting it out.
highly desirable area as its a 1 minute walk to the tavern. 8 minute walk to Woolworths/servos/shops/video stores etc.
rents out for $290 a week.
tenant just signed a new 6 month lease.
brick exterior. inside is rendered brick walls.
the unit itself is about 20 years old. but it was fully renovated 5 years ago. new kitchen, toilet, tiles throughout, paint, rendering.
shower over bath.
seperate toilet.
seperate laundry with room for washing machine plus dryer.
it was a 2 bedder originally but the lockup garage was converted into a 3rd bedroom/rumpus/office.
fully security screened.
fully airconditioned. boxes in the bedrooms. split system in the living area (5 years old)
unit faces the street so has easy access.
unit 4 of a 4 unit complex on a no-through street.
An agent has no attachment to the property and as a 3rd party (working for you) is best able to advise on marketing /advertising, strategy, points of negotiation, presentation and price (if you don't have a good idea of the current market). A good agent will actually save you money.
If you do go down the line of self-marketing – check out the sell-your-own-home marketers, find out if they have access to RE.com.au etc or whether you get preferential rates etc.
The thing to be wary of with self-marketing is that if you fail to sell, then you will make it that much harder for the agent to market the property to achieve the outcome that you want (ie the property has been previously marketed, it is stale – so you may have to have a break/do some minor works etc between you showing it and the agent listing it as you don't want to be reshowing it to the same people as previous efforts). Self marketing companies will have a package/checklist for what you will need to prepare prior to going to market.
thanks for the info its so much to think about and we are throwing all the ideas around at the moment before starting selling it. so ur thoughts are helpful.
Im thinking the same as SNM. As long as you interview and get a good agent, they do this everyday and have people walking into their office looking for 3 x 1 under 300K. The commission you save on selling it yourself will cost your time and if you pay an agent you atleast have someone else to hold accountable.
