All Topics / Help Needed! / Anyone have experience or heard of MACQUARIE BONDS ??? They claim positive cash flow
I've been looking for a place and have stumbled across a few properties offered from Macquarie Bonds that guarantees 10 year rent and no vacancy and positive cash flow.
One example is
(Property No. 105696466)
As a newbie, can anyone have a look at this and let me know your thoughts? Does it seem legit?
Thanks in advance
Looks interesting. You will have to see if the rent is linked to the CPI or increases etc.
One draw back if you have to sell is you will have to sell with the lease in place so your market will be limited to investors.

is that rent fixed for ten years or subject to increase, I would think you would be looking for a greater return than 5.6% after five years at least. After ten years I would like to think it would be 10% plus. Nice and safe i suppose, as long as they are around for ten years to honour it. Guaranteed rents scare me. Free management as well, who manages a property for free unless that has been built into the price. Pessimist aren't I
