    hello everyone, i'm looking to buy a block of land if i buy now the land wont be ready to build on till this time next year as the is no road or anything like that built yet. Do i still need to pay stamp duty on this land?

    Will vary from State to State.

    In Qld for example SD is payable 30 days after you go unconditional even if settlement is a year away.

    Talk to the OSR in your State.

    I think in NSW it is 3 months or on settlement, which ever is sooner.

    I just bought some land off the plan in tasmania and it settled about a year after exchange and no stamp duty was paid till settlment
