Positive Cashflow Properties with Guaranteed Rental Return

Hi all,

I am new to positive cashflow property and was wondering the best way I can find positive cashflow properties with guaranteed rental return? I realise these are hard to find, however I know that some areas in Australia such as Adelaide and Queensland may have higher yields, and there may be property management companies who charge management fees, but provide peace of mind be offering guaranteed rental returns. Any advice would be appreciated.

Note – my interest is to invest in CBD units, as I believe the yield for such aproperties are generally higher.
