Hi guys.
Anyone have any idea how the prefab houses sell as compared to an ordinary house and what type of ordinary house sells best if any ?
Visited a few areas lately that investors have obviously bought up in , chucked on prefabs and up goes the sign .
An example of one up the road from me also where one day a house just appeared , then a deck , then for sale, 385k.
It actually came up quite well I thought but I don't know if I would buy it or how buyers would feel .That was also the exact price of a very similar house, spot , views and block 100mtrs down road and it was 385 too but it was a normal house of around 50yrs old – nice though.
It's price has since dropped to 299k and the prefab's sign just disappeared one day.
I have thought those Kuntucky Napier homes look pretty nice , dunno how they'd re-sell though .
Best seller I've had was a cute little 2/b w/b cottage – 2 days

I own a pre fab house ex housing commission and it holds up well in value with the other houses in the suburb that are not prefab.
What I have found is that the steel frame and solid concrete walls makes the house extremely tenant damage proof.
In the case of a fire there is no wood in the roof or in the walls to catch fire or be eaten by termites.
It has a fake brick veneer exterior on the concrete walls.
