Hi guys,
I want to get some advice on house rendering. It's going to cost around 35k to render a 45sq home in Canterbury in Victoria. The house is currently being built to sell for an investment. Can anyone give me some advice on whether or not people would prefer a rendered house in Canterbury? Any real estate agents online who know the preferences for people looking to buy in the area? Does it make the house more sell able? I personally prefer a rendered house, but I'm not buying it…any suggestions?
Would I recoup the 35k if we were to render?

Adam.Canterbury has many gracious period style residences that are either exposed brick or weather -board.
If your new dwelling is in a mock period style, I'd say lay off the render. If it is modern or McMansion box style, you have the choice. I would look at the surrounding houses in your street and neighbouring streets and make your own mind up, based upon the streetscape.
Nor sure how far into the building process you are, however it is possible to have some exposed brick, some render and perhaps some feature stone, if the design allows for that. May give a more up-market feel to the finished product.
Have you looked into a 'bagged' (?) finish as an alternative. I'm not sure of the exact differences (it looks almost the same to me), but when I built my house, I wanted it rendered – until I found out the cost. After talking to the builder, went with a bagged finish, which only cost about $5000 more than a normal brick finish.

TanyaThe going cost in my area is around $25-35 per sqmt for rendered and of coarse the higher you go the more expensive it becomes.
I suggest look into bagged as Tanay stated Bagging Brickwork How To the cost is far cheaper and if your handy you can do it yourself.

It's not so much the cost of the render, but rather will it be better to do so in regards to making the house more desirable. Remember it's for an investment property, and we are looking at matching expectations of buyers in the area.
Looking at surrounding houses is a good idea, I will definately look at that.
