    Hi,
    I'm looking at buying residential properties in the inner city area (I'm in Sydney) and doing renos for quick sales. Being new to this I'd limit myself to cosmetics and building/removing partition walls and the like. Do I need a builder's license if I'm looking to do this on a long term basis?

    If you do it as a 'one off' owner builder, then you can do one every six years (check dept of fair trading website).

    Go with the owner builder option.
    You can obtain an external course that you can do at home in your own time to obtain an Owner builders ticket.
    As stated only good for every six years unless you can prove there is legit reason to do a second property.

    Obtaining a builders license is not that simple, you need trade tickets on top of tickets with a long proven background.
