    I refer you to page 126, Australian Property Investor, Jan 2008 edition if you have it.

    According to the numbers for the 12 months to Sept 2007, AC (28 properties sold) had median growth of 28.3% while Applecross (36 properties sold) had -13.3%. Now considering these two suburbs are quite close together and have similar median house prices, I am wondering if you might have any ideas why such a difference, if you are familiar with the area?

    WW, these are relatively small sales samples. A single project eg new 10 lot subdivision or block of units is enough to skew such a small sample (even the resale of newer property in one area compared to sales of older properties in the other, the sale of a few larger subdivisible blocks etc). Familiarise yourself with what is behind the numbers.
