Hi. To anyone "in the know" (planners? Developers? Builders?) please can you help clarify the regulation for how much distance needs to be between a North facing habitable room window and a garage wall to private open space??……..

From what I can see, according to:  Clause 55.05-5  "Solar access to open space objective"  it appears that the north facing window must be 2.9mtrs away. Is this correct pls??

Or, if this helps:  Garage wall to window needs to be how far apart pls?

A planner at council gave me a formula that doesnt appear to match what is in the regulations. Pls help!

Where does Cl55.05-5 come from? Definitely not the BCA.

Is it the LEP? You will need to assess the clause in its entireity to understand teh objective. Does this refer to overshadowing of adjoining properties to ensure they will enjoy solar access on the winter solstice?
