    Only my second or so post so go easy plz…

    I'm looking at a couple of blocks (6.21 &5.2 acres).  They are side by side, zoned Res 600, though indications are that we can go as low as 500m2 (+-). 

    They have some flooding at the back and some vegetation issues, though after speaking with the different channels this does not seem to be too much of an issue. 

    The local council has released a new park map for the area which does affect the blocks though I have taken this to an ex-town planner friend and he's drawn up a preliminary subdivision plan to incorporate the 10% (+-) required…

    It looks like I can get 43blocks at 600m2(+-) all up taking into consideration flood, park, roads etc.  It helps that there is an unmade road running up the side of one of the block.

    An allotment next to the unmade road (6 acres) has indicated they may like to sell later, but that’s not the issue at hand.

    My question to those that develop in Queensland, how much, conservative rough estimate (something to go buy at the beginning before paying town planners and surveyors), how much does it cost per block to cut up land into 600m2 allotments?

    I realise this will be rough but I'm in the process of working out feasibility…

    Any help would be greatly appreciated.

    Oh other details:

    land ~500m2 is selling for $170,000 conservatively… just crazy the prices here, by the time this is finished they will probably be another 10 – 20k higher, worked out on current trends.

    Matthias,   At $170,000 the land must be a fair way out of Brisbane –  like Beaudesert?

    Anyway to answer your question as to cost to produce.   You can work on around $50K per block.

    My greatest fear is the 2 years that it will take for the Council to make any decision and the holding costs involved while they attempt to make that decision.
