Hi,
Im an interstate investor looking around Ispwich in Qld. In particular the suburb of RaceView? anyone out there have any local knowledge of the area? and or its potential growth over the coming years?
Raceview is quite a dump. It's very dry, dusty, and ugly.
The only positive is that it isn't too far from Ipswitch – but I don't know if that is enough to provide any capital growth.
We purchased in Raceview in August after many months of research.
Although we found some streets that have houses that look rundown and uncared for, these streets tended to be in groups and easily avoided. On the whole the suburb looked ok to us.It is close to Ipswich CBD, there is a decent little shopping center, Westfield Booval is just up the road, there are a couple of schools within a reasonable distance, public transport is accessable and from the looks of what is selling & recently sold, has possibly increased by around $10 – 15k since August.
Google 'Ripley Valley' too and have a look at that – just down the road from Raceview.
Cheers
StellaHi Anthony
You asked "Jungling on whether to go ahead on the Raceview purchase. A number of
homes are sold there through DHA. Most selling around $390K and $320pwk
(before management fee deducted).
Are you familiar with Annas Drive in racview opposite Edwards St? Is this
a good spot as described in your post?"I'm not familiar with that street however someone else on here may be?
You also mentioned DHA properties – personally I wouldn't buy one of these – IMHO there are better purchases to be made, without the high fees & what I consider to be over priced properties. We purchased 3 bed highset for $270 & rent for $270 – not brilliant but better than DHA returns IMO.
Cheers
Stella
