    Hey guys,

    Was speaking to my dad about investing in commercial property.

    I have a couple of questions in regards to settlement:

    1) Does the title have to be ready in order for settlement to occur (This is a one title block that is being sub divided into smaller lots)?
    2) If purchasing a commercial property that isn't finished can the developer apply for the title before 100% completion?

    1) Yes,
    2) The developer could sub divide the land first and then have title, with the construction still to be completed.
