Just started the househunting "seriously" after a months of window shopping on the web while the finance side was sorted out.

One thing I have noticed is that now I can check out the reality rather than look at pictures on the internet, is that a lot of the information on the web is out of date, the various agents seem very slack in updating the various property sites with ongoing status changes (sold, under offer, etc). Judging by the other people I have seen showing up to listed "Inspections" for already sold properties I am not the only one.

I guess this means just use the online sites as just a rough guide, but better to work the telephone and visit in person to get whats happening now.

In my experience, Real estate agents don't earn their fees and are slack .

If you call them, they'll get your details, put them on record. This will tell them the demand for housing ie. How many people looking to buy. If you check out the site, they won't actually have this record.

    Or they are just slack.

It is a condition of the use of realestate.com.au and domain that all listings are kept current and agents sign this agreement with the companies offering this service.

Not updating the listings immediately actually breaches their agreement and a call to realestate.com.au will actually get the agents in alot of trouble. They are also not allowed to advertise properties without a signed management or agency authority from the owners but alot of them do this too.
