I am after some advise from anyone who may have some experience in what I am trying to do. I am looking at purchasing a property that I can subdivide and build a unit or two on in the next few months. But I am not sure how to go about getting building plans for the subdivision, who to go through to get them, the costs involved, how to pick a good builder and avoid dodgy ones, time estimates on plans and what I need to supply the people who put them together. I hope this makes sense and someone has a few ideas for me. Cheers.

There are a few things you can start by doing, such as talking to the local council in the area you are looking at buying the block, ask the town planning dept about any restrictions they have, what the minium size parcel of land they require is, services, building requirements etc… Make sure you get in writing all the information and that someones name is attached to it. Once you have an idea from town planning then you will need to take all the land information to an architect or draftsman and get them to draw up the units to suit what town planning has requested. Make sure the unit designs are suitable to the surrounding area, are also going to be bought when you come to sell (talk to the local realestate agencies around the area to see what type of units are selling). Costs involved will vary from area to area as to what town planning requests, design of units and location.
Umm builders i can't really comment… Time estimates will all depend on town planning.

That has helped. I called the council (not town planning area though) and they were helpful but I did not get all the info I was after. Do you find it better to drop into the council or make a call?

I have been thinking about the builder side of things, you need to have a look around and look for other builders who are doing unit work. They should be used to the council requirements that come with building multiple dwellings. As for not being ripped off that is any ones guess. Talk to a few different builders see who you feel comfortable with and I would go for it, even if they aren't a well known name does not mean they won't deliver a beautiful product after all there are apprx 25ooo registered builders in Victoria alone and no one knows all of them or has dealt with all of them.
