    Hi,

    We have an investment unit on the market in Perth, we had tenants that were causing us some grief but thankfully they moved out.  Now we have been able to tidy the place up for sale but faced with the dilemna of whether or not to re tenant it while we are trying to sell.  Problem of course is affording the mortgage without the tenants but then also by putting tenants in we take out all the people who may want to be owner occupiers.

    Any suggestions about how we may be able to overcome this??

    Properties are far harder to sell when there are tenants present. If they have a fixed term lease you may also risk limiting yourself to selling to investors, this means that the sale price may be lower. It is far better to dip into the whole pool of available buyers than restricting yourself to a niche market of investors. The other thing to consider is it may be difficult to find tenants given that you will be selling it in such a short time.

    I would reccomend you keep tenants out while your trying to sell, they mess up the house/unit and dont care that your selling or that you want the best price for your place.

    Im not happy with tenants at the moment… can you tell.
