I have a question about:
1. What sort of legal issues need to be considered if operating a property as a 1b – boarding house (BCA – less than 12 people and 300m2) – yet having each of the tenants on individual lease agreements. Is this the same as a normal property or does the increased control that a landlord has over such a property indicate a higher level of “duty of care” ?
2. What are the type and general cost of insurances needed for such an endevour – or any other large residential property?
