    I am tennants in common with another couple on a 10 acre block myself and my wife have a house on one half and my freind and his wife on the other half, The problem is the local shire won’t let us subdivide into two 5 acre lots. Can anyone tell me if there is anyway I can access my equity without my neigbour acting as guarantor.

    Not possible for a loan secured by the property. All people on title have to go on the loan.
