The Urban Development Institute of Australia (UDIA) recently produced the results of a study (Queensland) that concluded land affordability was dwindling (nothing new).
However they key point in this was the proportion of government charges (stamp duty, GST., land tax, rates, infrastrucure etc.) that comprise a typical house and land package. In the study it concluded that land prices had risen 85% in the period 2000 – 2005 whereas government charges had risen a whopping 404.5% in the same period. No wonder it’s touch trying to make a buck in property nowdays, particularly for the novice investor. Mind you if it was easy, everyone would be doing it and the real investors (like us) would have that much more difficult a task.
