I’m hunting around for a list of the homes being sold by Insurance companies, banks etc.
Deceased estates
Council has condemned the home
Bank has reclaimed the home
Owner has gone bankrupt
Unfinished
burnt out homesI want to approach the owners before they advertise or pass it on to Estate Agents.
I am particularly looking for something on the Northern Beaches, but the list should not have to be confined to that area.
Does anyone have any ideas as to where i should start looking?
I will step past the obvious as you no doubt have your funds organised already. Place an ad in the Local NewsPapers in the areas you are looking in stating you will purchase homes for cash. Find one negotiate the deal and buy it. Just go easy on the deceased estates…
Try the Public Trustee as well as ther Bailiffs. Speak with them and they will call when what you want turns up.

Can I ask, anyone out there who has placed an ad in their paper offering cash for property? Does it work better? ie did you find you received a good response and how much discount do you think go won?
How about letter drops, has anyone done this and is it successful?

MatLike anything Activity = Results. But in saying this you need to be prepared to ut in the time and come up with nothing. Then some days you will have 50 people call you and You will be exhausted.
Agents letterbox drop and it works for them why not cut them out of the picture? I have even walked up and downa street I wanted to buy in and knocked on every door until I found someone who wanted to sell.
Another not so nice trick – If the people are playing hardball and not negotiating on the sale, knock on their neighbours door and ask them if they want to sell! Do this all up and down the street. Let the seller know you mean business…

yes putting adds in the local papers is a great way to buy houses as I find alot of people dont like dealing with agents.
They have a mindset that they wont have to pay a commission to a cash buyer so they will get more for their house.
Some people dont like waiting for a sale either so will sell cheaper to a quick buyer.
But be warned as stuart said it takes time.You have to weed out the props u dont want .I would suggest finding yr target area then just advertising on a saturday ,regularly as this saves on add costs and if its a local paper people will spread the word about u over timeI have found it important to show respect to people even if u dont want their property and connect with them where they are at in conversation ,as this opens up other doors.
They sometimes say
“I know a friend / relative that lives up the road they are lookin to sell soon i think ,would u like me to find out for u !”
