Greetings everyone,
From much of what I read on the various forums it seems that there is a need for some legwork when finding “bargain” properties. Many people seem to feel that the internet has limited opportunities.
Having said that how approachable do people find real estate agents when you want to have a chat about an area or what is newly listed but not yet marketed?
As the average Jo coming in off the street I wouldn’t imagine they would give me the time of day no matter how professional look. I have one investment property and am not looking to buy on the spot but approach agents to discuss what options are in the area. My opinion is largely based from an ex-gf’s father who was a real estate agent and had a dislike for “tire kickers” as he saw them as a waste of time.

[email protected]If that’s the case with the agents you’re dealing with then you are simply dealing with the wrong agents.
I have a few who regularly email me new unmarketed listings or if they think one is particularly hot then they call me and we discuss it. I even get them to drive me around shopping for properties as well.
The tyre kicking attitude is definitely the wrong approach everyone is a buyer given the right set of circumstances…

Mob: 0404 056 055Would I be right in saying your ex-girlfriend’s father had been in the industry for a while, maybe a director, but probably not? Go into any agency and pick out someone who lives or has done business locally, relatively young or noticeably keen, and take them out for a coffee (not to bribe them or anything, and not for too long, because at that stage you’re not dollar-productive to them). Once you get chatting and you become a prospect, watch your phone – it should be ringing a few times a week!
