Just got home a few days ago from a weeks holiday on the Gold Coast and a few days visiting relatives around Coolum-Noosa .
Now that we are back in Victoria where its raining and getting cooler we cannot help but imagine ourselves retiring and living in a more friendly winter climate in years to come [biggrin]
I like the close tree change areas near the coast such as Yandina , Valdora etc.
I ‘d Imagine there are plenty of people on here who know the area a lot better than I do . I’m thinking PPOR here not IP , but even so , what do others think of this whole general area up the coast ? 700k seems to be a ballpark to get something really snappy at the moment . I see blocks for around 200k…

i am also intersted in this area. my father is currently investing in the pamona, kin kin, coran area which are all not too far away. i think mainly because you get a lot more house for your money there, but they are further away from the hive. some things you might find interesting, the noosa shire area has rules introduced a few years ago where nobody can subdivide their acrage unless they own over i think its 10hectares. and they cant subdivide into small plots. (i dont know everything about it but i know they dont want anymore development in the area.) therefore the property around noosa shire should only get more expensive.coolum is getting busier and busier as people dont want to deal with crouds at noosa as much. also alot of the cain field wich you may have seen while you were in the area will probably be getting something else on them soon as we now import it all from the philipines as of about december last year.

I am new to this forum, but not to the property game. I was actually a real estate agent for RE/MAX Noosa for a few years and I know the Sunshine Coast very well.
Your not alone Pursefattener, many people travel to Noosa only to return a few years later to live there for good! I myself intend to go back some day, but first I need to go out in to the big wide world to make my fortune! (currently working in Brisbane and just bought my family home here! Settles in 6 weeks! [biggrin] )
Noosa is awesome. There is no other way to describe it, and if you can manage it a house in Noosa is always a good investment, its FAR from CFP, infact a $700,000 house is likely to return a mere $350 p/w, but Noosa is Noosa.
I know the Kin Kin area very well also, I was involved in marketing a subdivision in Kin Kin where prices started at $115,000 in the first stage walking distance to the town centre, cheapest land in Noosa Shire and worth a look in for speculators. (note: Kin Kin is about 40 mins from Noosa and is closer to Gympie than anywhere else, it is -just- Noosa Shire).
Noosa Council is very strick on sub-dividing blocks, even as far out as Boreen Point where you can pick up blocks of a few acres you wont be able to sub-divide in most cases… land is hard to get in Noosa Shire in any way, shape or form. In most cases its cheaper to buy an old house than a block of land.
Note: If you like treed areas, check out Doonan in Noosa Shire.
You will not find good land for $200,000 in a nice quiet area, expect to pay closer to $400,000 for a good block (Noosa/Mooloolaba)… unless you end up in an ugly estate in the back waters with neighbours living on your back step, then you might get away in the high $200’s but yuck! Rural areas will be a different story of course!!
I lived in Coolum for a while, I love Coolum nearly as much as I love Noosa, its slower and sleepier and suited me just fine, 20 mins drive to Noosa and only about 10-15 mins south to Maroochydore, great place. There is alot of cain fields in Coolum, however there is a big kefuffel about it atm as its not -supposed- to be developed, however I do know that a large movie studio bought up alot of the land and is putting some very large studios there (similar to movie world studios but without the theme park). This will only help the area as it will bring jobs and people to an already thriving area.
I could go on for ages about Sunshine Coast real estate, especially Noosa (as that is where I worked), if you have any specific questions please ask, ill be happy to answer as best I can.
If you want to speak to a good agent in Noosa the best of the best by a looooooooooong shot is David Garwood, Principal of RE/MAX Noosa (0411 862 954), he is just fantastic! [thumbsupanim] Give him a buzz and ask questions, he knows everything about everything (or as much as a single person can know about an area!)
I also recently purchased my family home in Zillmere (north Brisbane) and know a bit about that area as well (since I have done MUCH research!) so I can help there as well.

=========I’ll agree with you all… That stretch of land between Caloundra and Noosa is unforgetable. I’ll keep saving my pennies and hopefully one day I’ll get to call that neck of the woods home.
From what Ive seen and heard, with all of the attention heading upwards to Maroochydore and Noosa etc., there still seems to be a few bargains to be had at Caloundra.
If anyone has any comments or experiences on this, I’d love to hear them.

My niece has bought 30 acres of rainforest on the side of a hill which has amazing views out over the Coolum area . I think it was the Yandina area . She paid about 600k for the land and had bugger all left for a dwelling and has built one of those shed homes on the cheap for now . We stayed one night with her and then moved off to do our thing…
Her and her husdand build swimming pools full time !
I just love that area in the hinterland with no close neighbours [biggrin][biggrin][biggrin]
We were up in Noosa last week for holidays and a look around…
wanting to move up there in about a year from now.
All I know is the population cap is going to make it tough to get in the area in the future.
Our friends moved to Sunshine Beach one year ago and are loving it.
The only thing is a few people they know have had to move back due to lack of work prospects – depending on what you do for a living, I guess but it seems that any tradespeople have no trouble getting work….
Tewantin is affordable…but Doonan very very nice (and comes with cost). Coolum to Noosa is all good but at a cost as well as limited blocks..[biggrin]TD
